JLL announces today that the firm has been selected by QTR Development Partners to handle leasing efforts for I-95 Gateway Logistics Center, a new, 3,570,800-square-foot facility at the intersection of Harriett Bluff Road and Commercial Drive in Kingsland, Georgia. The Class A, 600-acre master planned industrial business park will feature four state-of-the-art buildings ranging in size from 565,200 – 1,574,800 square feet. Multiple state and local incentives are available to prospective tenants.
“Georgia is the number one state in the nation to do business, and projects like this are proof of that. I’m excited that QTR Development Partners is expanding to Kingsland with the I-95 Gateway Logistics Center and look forward to the jobs, growth, and opportunities that will come with it,” said U.S. Representative Buddy Carter.
The JLL brokerage team of Executive Managing Director Luke Pope, Managing Director Bennett Rudder, and Senior Vice President Ross Crabtree will spearhead leasing efforts on behalf of the building’s ownership group, QTR Development Partners.
“With more than 20 years of development under our belts, it is extremely refreshing to be welcomed into a community with such open arms. Camden County, JDA and the City of Kingsland have been outstanding to work with and will be great allies as we move forward with this exciting project. We also want to thank Bill Gross who is our local partner and provided invaluable introductions to key members of the community as well as the JLL team for their knowledge and expertise within the industrial market," said Dan Lacz with QTR Development Partners.
City of Kingsland Mayor Grayson Day added, "We have long known that Kingsland's location along I-95, between the ports of Jacksonville and Brunswick and less than 25 miles from Jacksonville International Airport make it the ideal location for businesses desiring a logistics advantage. We are pleased to welcome the Gateway Logistics Center and look forward to welcoming new businesses that will create jobs for our citizens."
Centrally located between the Port of Jacksonville and Port of Savannah along I-95, all four buildings at I-95 Gateway Logistics Center will feature a clear height of 40’ (with approval up to 80’), truck court depth of 195’, and between two to four drive-in doors. To accommodate occupiers of all sizes, the four buildings will differ in size and other offerings, including:
-
Building 100 will span 644,800 square feet with 112 dock doors, 142 trailer parks, and 348 auto parks.
-
Building 200 will span 786,000 square feet with 156 dock doors, 196 trailer parks, and 387 auto parks.
-
Building 300, the largest of the four spaces, will span 1,574,800 square feet with 292 dock doors, 370 trailer parks, and 600 auto parks.
-
Building 400 located at Old Still Road and Kinlaw Road, will span 564,500 square feet with 97 dock doors, 103 trailer parks, and 312 auto parks.
"We have the perfect location, the available workforce and the right incentive package to make Gateway Logistics Park a success,” said Greg Lockhart, Chairman of Camden County Joint Development Authority. “The developers of this facility have worked closely with staff of the City and Development Authority to make this project attractive to businesses considering locating in Southeast GA or Northeast Florida."
"From my first meeting with the QTR principals, I knew they were people I wanted to do business with. Despite their causal dress code and wild stories, it was clear that the extensive development experience, transparency, and level of integrity is what drives the group's success, said Bill Gross of W.H. Gross Construction. “I am happy that my contiguous land parcel was accretive to the development and will be part of such a tremendous economic benefit to the region."
